Success Story: I was able to increase a landowner's return significantly on a managed farm by converting to a more aggressive custom lease arrangement and selecting a new custom operator. This change resulted in an increase in net income of more than 40% over the previous lease, despite the fact that we also made some much needed capital improvements on the farm. Improvements included adding almost 5,000 feet of drainage tile and a new driveway making access to the farm easier.
The following year the owners decided to sell the farm, which we advertised, marketed, and sold on auction. The final sale price was 35% over the appraised value. Anticipated land appreciation was a contributing factor in the increase in value. But according to the buyers the increase in value was very much the result of the improvements made to the farm in improved drainage, optimum fertility, proven productivity, and overall appearance.
