Success Story: I entered into a farm management contract on a farm in Howard County last year that had a problem tenant. The owner was crop sharing with the tenant and not getting a good return on her investment. I was able to show her a good profit on the farm by finding a new tenant for the cropland and one for the pasture. Both tenants were willing to pay her the going cash rent for the area.I was able to bring her additional rental income form the farm house and the grain bins located on the farm.
I had a client with a Merrick County farm that was not happy with the cash rent income that he was receiving form the farm. I turned the farm into a custom-leased farm where the owner receives 100% of the crops from the farm. I was able to find a grower that I new from the area that was able to do the work on a custom basis. The farm will be custom farmed for the third year this year and has shown a good profit every year.
Recently I have been handling the selling of land for a number of estates. At FNC we have the staff to provide both land auctions and private treaty listings. On one such sale for an estate with land in Nance County, I was able to solicit a bid of $1.2 million for this large farm. The bid was accepted by the owners and represented a 20% greater price than what the land had previously been appraised for.
