Heekin Success Story: I worked with new management client to update older multi-year cash rent leases. Changed two of the farms to flexible cash rents, one to a bushel lease and negotiated out of multi-year cash rent lease while moving to an upfront payment. The end result was significantly enhanced income and written one year leases for the owner while retaining the same tenants. With the uncertainly of what changes congress might make in the capital gains laws going into 2013, I worked with landowner at the close of 2012 to market his farm properties and close before the December 31, 2012, deadline. We split the farm into three parcels to meet buyer demand and developed some competitive interest in the properties to meet the owner’s expectations.
