Success Story: I was contacted by a landowner to review her multi-parcel property and current operations on her farm. Further discussion revealed she cash leased the parcels and received no fee for the machine sheds and grain bins. Since her cash rental rate was well below the market, limited funds were available for maintenance and improvements to entire property.
Due to her situation, I recommended her to divide the farm up between cash rent leases and bushel rent leases to take advantage of the high commodity prices. By increasing her cash rent and locking in high crop prices, the first year we more than doubled her income! Funds were then available to redevelopment irrigated land by adding pivots and remove old building sites to increase the productivity of her land and increase the overall appearance and value. This individual is extremely pleased now with the current operations on her land and is excited for the future!
