About Kayleigh Witter
Most people don't need a land advisor every day. But when they do, they need someone they can trust.
Helping people navigate those decisions is what I do every day.
As a Farmland Advisor with Farmers National Company, I work with landowners, absentee landowners, farm families, individuals who have inherited farmland, investors, family offices, trusts, and the attorneys, CPAs, financial advisors, banks, and other professionals who help guide those decisions.
Our primary focus is farm management and agricultural real estate. Whether it's maximizing annual farm income through professional management, helping a family navigate the sale of a farm that's been in the family for generations, or simply helping a landowner understand their options, my role is to help people make informed, confident decisions about one of their most valuable assets.
I began my career in agricultural real estate appraisal in Southern Illinois in 2012 and have been involved in farmland sales since 2016. That experience taught me to look beyond the transaction and understand the many factors that influence a property's value, marketability, and long-term potential. It also reinforced something I still believe today: every property has a story, and every landowner has different goals.
Today, I combine that valuation background with the relationships I've built throughout Southern Illinois and the resources of Farmers National Company to help clients maximize the value of their land through professional farm management, strategic land sales, and trusted guidance at every stage of ownership.
My Approach to Working with Clients
I've always believed trust comes before business.
I don't believe my job is to convince someone to buy or sell land. My job is to help them make the right decision for their family, their investment, and their long-term goals.
That means taking the time to listen before offering advice. It means being honest, even if the recommendation isn't what someone expected to hear. It means helping clients understand their options so they can move forward with confidence.
Not every conversation ends with a transaction, and I think that's a good thing. Sometimes the right advice is to wait. Sometimes it's to keep the farm, hire a professional farm manager, or simply better understand what they own before making a decision.
The best relationships I build usually start with a conversation, not a listing agreement.
Whether you're actively making a decision or simply looking for someone to talk through your options, I'm always happy to have a conversation.
